In order to avoid staining or discoloration in your bathrooms or kitchen, you should have the grout replaced on your tile. Then a fresh coat of sealant should be added to help prevent water infiltration and keep your tile looking fresh.

2. Every 5 Years

A termite inspection should be scheduled every few years. A professional can spot any potential issues before they become major problems which will save you a ton of money in the future.

The caulking around your windows and doors should be removed and replaced every so often in order to remain efficient. As caulking ages, it will shrink and crack which will allow your cooling and heating to escape and lower the efficiency of your home.

3. Every 10 Years

Most of your appliances will last approximately 10 years. This is the time you will be expected to replace your refrigerator, stove, and your hot water heater. This is also a good time to replace your smoke detectors, even if they seem to be still working correctly.

Depending on how often you use your garage door opener, it might be time to replace it as well. These units can be replaced on your own or you should hire a professional if you aren’t certain.

4. 15 Years or More

Once you have hit the 15-year mark of your home you will have to start investing in the larger maintenance tasks. Typically this is the time you might need a roof replacement, depending on what type of materials it is made from. Asphalt shingles have a lifespan of 20 to 30 years so you should monitor them for signs of wear such as cracking or buckling.

Your HVAC system will likely need to be replaced around this time as well. An HVAC system that is used often will begin to wear out around 15 years, even if you have it maintained routinely.
